Retail landlord rented parking lot for car sale. It left 0 parking. We lost 20,000 in profit. Is this legal?

The entire parking lot was filled with cars and the place looked like a zoo. It is our busiest month of the year and no one could get into our store. I have told them how much money they cost me and demanded repayment. Can they rent out property that I have leased and pay for and leave me with no parking. If they refuse to pay me can I refuse to pay rent until the debt is paid? Would I be abel to sue for damages and win. The money we lost may put me out of business. January is our make it or break it month.
